A dynamic advice service which actively and creatively promotes and secures private lets for a diverse range of customers who are experiencing homelessness or who are threatened with homelessness

An efficient and supportive property and tenancy management service which provides person centred housing solutions for a range of customers.

A quality service to local authority partners and service providers and to develop our services further in line with their local and national objectives relating to housing and homelessness

Provide a proactive, largely field based property management service which deals with all aspects of property and tenancy management in accordance with all relevant legislation, regulation and best practice

Ensure that properties are well maintained and minimise day to day repair costs charged to  the landlord

Develop and maintain relationships with landlords through the provision of accurate, timely information in relation to all areas of the terms and conditions agreed.

Provide advice and information to tenants relating to benefits, employment, training, education and fuel poverty.

Provide a responsive service to tenants, landlords, neighbours and local communities in order to deal with antisocial behaviour and complaints

Take a proactive approach to working with other service providers and stakeholders in order to deal with tenancy management and sustainment issues arising.

Record and maintain comprehensive case files, ensuring all contact with tenants, Housing Benefit and any other agencies are fully are accurately recorded.

Ensure KPI information for the service is produced on a monthly basis.

Ensure ECCO information is accurately input and timeously returned to the local authority

Provide and analyse statistical data and reports as required and assist other agencies with research in this area as appropriate Develop policies and procedures relating to all key service areas. 

Represent the organisation at multi-agency forums and implement actions identified where appropriate.

Lead on specific projects relating to the development of the service and the development of new initiatives and best practice to improve the service.

Work in partnership with other departments and/or external bodies to coordinate, develop and improve the delivery of service.

Contribute to the publication of information relating to the service including the preparation of letters, leaflets, newsletters or other similar material that may be required for work in targeted areas. 

Provide advice and assistance on policy, procedures and legislation regarding lettings and tenancy management.

To maximise rental income through comprehensive, accurate completion, verification and monitoring of Housing Benefit claims and all other relevant Start of Tenancy documentation.

Maintain and develop relationships with Income Management Team in order to maximise rent collection and to support the implementation of the organisation’s policies and procedures relating to rent and arrears collection
